This building is a bridge between the main street frontage and the rear alley system. The retail space offers entry connections to the street and the alley, responding to the formal circular plaza space at the rear. When approached from civic center plaza the mechanical services tower serves as a beacon in the view corridor, drawing you towards the building. The retail use is identified with frameless glass and solid walls forming a base for the curtain wall office space above. The building relates to the architectural context by maintaining the edge of the street, modulating the massing and hierarchy of the roof elements to specifically relate to the Mediterranean building next door, and by providing modern, architectural detail. Light is brought into the basement by stepping the alley facade away from the alley, creating a light-filled, below-grade, garden. A sinuous stair, taking its architectural form from the building next door, connects the garden level to the public plaza, creating a three- dimensional alley experience.

Shading of this all-glass facade was a critical design problem. The design solution incorporates a deep curving roof extension sunshade that shelters the office space from the solar impacts. Horizontal shading elements are also incorporated mid height on the retail facade to offer additional solar shading. Operable windows at the office level combined with the asymmetrical barrel vaulted space add natural cooling opportunities to the second floor.
