Deriving its vocabulary from the surrounding context and looking towards the future, this modern office and retail building resides comfortably on this traditional mid-block site. The large glass retail frontage creates opportunities for display along University Avenue while the cut-through alley, leading to city hall plaza, running down the side of the building is activated by more display windows. An exterior, sinuous staircase, reminiscent of the Spanish Colonial building’s stair next door, descends from the alley to a garden on the basement level with windows that offer natural light for basement occupants. The second floor office’s ribbon of floor to ceiling windows not only offers shaded and filtered light but extensive views across the rooftops of historic Spanish Colonial Style Ramona Street historic district.
